About Us

Our approach to Real Estate is similar to managing other investments;

1.) Investigate thoroughly the type/class of investment - A single family home you will raise your family in that appreciates in value steadily, A vacation condo that will increase in value and provides personal enjoyment, A rental property that will provide monthly income and increase in value with some investment in time and capital, A property flip where you buy an undervalued asset add your time and money and then quickly resale at a profit.

2.) Collect and Analyze Data for Decision Making - To make an informed and strategically sound purchase decision you need very narrow, concise, and pertinant information. The information will come from our formal tools such as the MLS, Realtytrac, Realtor Data, Clark County Government Databases and our informal tools, such as relationships with Realtors, Developers, Builders, Government Employees, Bankers, etc. With the unemotional use of this data you should be able to narrow down the choices available within you Real Estate Investment Class.

3.) Attempt to make money when you buy - After having narrowed down your purchase to a select few that should increase in value or produce income due to the overall market of Real Estate Investment, a successful negotiation should allow you to 'Make Money During the Purchase'. In other words, the right deal could mean you have created instant equity. In case you are purchasing a home to raise your family in or your choose within the the few from stage 2 above based upon lifestyle, taste, security, impulse, etc. you should still see an increase in equity due to the overall market and have still made a sound purchase.

4.) Closing the Deal - A typical closing of a single family house is usually very simple, it involves a number of simultaneous tasks that each have to be done correctly, but it is usually very standard practice. However, many times an investment purchase with a greater reward comes with more risk. There are many current examples; Buying a Foreclosure or other distressed property, Buying and subdividing, Buying with a Business, Buying Multi-Family Housing, Buying with title issues, etc. We have an extensive background and network in the crafting, review, and successful closing of legal processes.

5.) The Exit - At some point in time you will likely 'Exit', or cash-out the investment. This could be simply selling the family home to upgrade to a new one. Or it could be a 1031 Exchange to cash out equity in an Investment Property and Purchase another one. We can assit you in the Exit, regardless the strategy. No one can be an expert at everything. We are experts at purchasing, Buyer's Agents. We will refer you to an expert if we are not the expert. For example, if you are a distressed homeowner and need a short sale, your best choice is a large Short Sale Realtors Group. This type of group is relatively new line of business specifically for this task, and therefore a better choice than us as Buyers' Agents.

You never pay us anything directly. We are paid from the commission paid to the Seller's Agent for Marketing the property and split with us as your Buyer's Agent. We offer Relocation Assistance and Trip Planning for out-of-town clients. We can handle transactions from beginning to end electronically.

We have no conditions or terms to working with clients. We are just as proud to assist the person purchasing a starter home for $200k as we are a Real Estate Investment Trust purchasing their next $20M property.
